Getting Started

 

The entire loan process can be done remotely  if you wish.  Whether you live in the area or someplace within Minnesota, we are here to help.  In order to determine what you can afford, we will need some information from you. 

Employment & Income 30 days most current pay stubs and the last two years W-2’s and tax returns.  If self-employed, please bring two years of corporate/partnership returns, if applicable.  If you are receiving social security or disability income, we will need your award letters.

Personal Assets – Two months most current bank statements (all pages) for both checking and savings accounts.   

 

Credit & Debts – Balances and account numbers of your current loans and debts, including car loans, school loans, credit card balances, child support and any other loans you may have.   We will also need your bankruptcy papers and foreclosure papers, if applicable.

Other – we will need a Photo ID for all borrowers.  If you pay or received child support, we will need a copy of the court order.  We also may need 12 months canceled rent checks (front and back) to show your house payments are made on time.  It will depend on the type of loan and your credit score.  We will let you know if this is required.

With this information, we can begin either a pre-approval process or begin the actual loan process.  Depending on the type of loan, you can be pre-approved the same day!

Helpful Tips

  • Please get an insurance quotes for house insurance as soon as you find a home you like so we can give you a better estimate of your total costs.
  • Please don’t apply for new credit cards or loans during the loan process as the new payment could jeopardize your approval. Please wait to apply for any new credit until the day after closing.
  • Please avoid quitting your job during the loan process. If a new position is offered, please call so we can make sure you still qualify for the loan with a job change.
  • Loan Estimate and disclosures will be sent electronically from the investor. Please sign as soon as you can so you don’t delay your loan process.
  • In the Willmar area, a cashier’s check is required at closing if you need over $500 to close.
  • A Closing Disclosure needs to be signed electronically 3 days prior to closing or we cannot close the loan.
  • Payments due on the 1st of the month but you aren’t charged a late fee until the 15th of the month. You will receive a welcome package from the investor several weeks after closing.  You then have the option decide if you want to set up automatic withdrawals and what day your payment will come out of your account.
  • Property tax statements will be sent to you each year by the county. If you are escrowing, you will not make the payment.  Keep the statement as you may need it when you file your income tax.
